Previously part of the SMG Model of the Affordable Estate, the Benchmarking Tool and its user guide now sit exclusively on the SMG website. It is a spreadsheet-based utility which allows HEI's to compare the size of their actual non-residential estates with predictions about estate size which are based on assumptions set within the tool. These 'drivers' are income (split down into teaching, research and other income), location, number of sites, central timetabling and space charging.

The outputs should be interpreted as an important input into a wider reflection on a institution's appropriate size of its estate, not as a normative space guide.
